Meetings will always be posted on the City's calendar at least one week in advance. The agenda is generally available online the Thursday prior to the scheduled meeting date. Meetings are open to the public.

Agendas & Minutes

Agendas are posted by the Thursday prior to the Planning and Zoning Board meeting. Meeting minutes cannot be posted until they have been approved at the following meeting. The audio is available upon request. Please email Planning, call 904-297-7051 to speak with the Development Services Representative, or submit a request in writing to obtain audio of a meeting.

Role of the Planning & Zoning Board

The Planning and Zoning Board (PZB) serves in an advisory capacity to the City Council on matters relating to use designations of land, amendments to the land development code, and site development review. They are the deciding body on matters relating to special exceptions and variances.

The PZB serves as the local planning agency on matters pertaining to the city comprehensive plan in conformance with the Florida Administrative Code. The board also recommends procedures and methods to the City Council for facilitating effective public participation in the planning process.

If an applicant chooses to appeal a decision by the Development Services Department, the PZB can vote to support or overturn the department's decision.
